This ranch contains 755 deeded acres, with 40 acres of BLM. In the past about 25 acres were tilled and used for hay production. Presently, the owners have these tillable lands in a mixed forage and it is used for summer and fall grazing as is the whole property. The ranch is presently not leased. Up until this year the neighbor summered 150-200 cow calf pairs. If this property were to produce hay it would see yields of 1.5 to 2.5 tons per acre depending on the weather and the varieties of forage raised. The balance of the ranch is rolling old growth timber.
Water is everywhere on this property. The east portion of the ranch is the headwater of Beaver Creek, then the creek meanders through pine trees and open meadows creating a fantastic scenery. There are numerous springs on the ranch. Development of these springs would be easy and a good utilization of the water.
